What is an SCPI?

A saving solution which aims to redistribute its revenues to its participants

An SCPI (real estate investment trust) owns a number of properties which are leased out to professionals: offices, retail outlets, hotels, clinics, retirement homes, ... or private individuals: housing.

The reception of potential rental amounts generates returns which become revenue payments (dividends) made to each participant as a pro-rata of their investment in the SCPI.

After five years of ownership the SCPI can sell certain real-estate assets which may generate gains which will then be distributed to the associates. Losses may also occur.

SCPIs receive an authorisation from the Autorités des Marchés Financiers (Financial Markets Regulator) although this does not constitute proof of any sort of investment opportunity. The associates will receive copies of all documents related to their investments from the SCPI (information notices, annual reports, etc.).

How to subscribe to an SCPI?

Directly

Investing with credit involves certain risks: a loan agreement is a commitment by the subscriber and must be repaid. Please ensure that you will have the necessary liquidity before making such a commitment. The subscriber must not rely solely on the income from the SCPI to meet their repayment obligations, considering the unpredictable nature of such an investment.

Through the temporary division of ownership

By dividing the full SCPI ownership into bare ownership and usufructuary. Participant A therefore becomes the bare owner whilst participant B purchases the usufruct in order to make a medium-term treasury investment.

Quel est le montant minimum de souscription ?

Quelques centaines d'euros suffisent pour souscrire des parts de SCPI. Et vous pouvez investir de manière ponctuelle ou régulière. Réaliser des versements programmés chez Primonial REIM France c'est investir en SCPI selon ses besoins, sa capacité d'épargne, de manière régulière et à son rythme. Cela permet donc de se constituer progressivement une épargne immobilière et d'adapter ses efforts d'épargne à ses revenus et sa situation personnelle.

Quels sont les frais liés aux SCPI ?

L’associé s’acquitte d’une commission de souscription lors de l’achat de ses parts, puis d’une commission de gestion annuelle. La commission de souscription est incluse dans le prix de souscription et la commission de gestion est déduite des loyers perçus avant le versement des revenus potentiels.

La commission de souscription rémunère les frais de collecte, notamment la préparation et la réalisation des augmentations de capital, et le placement ; des parts de SCPI lié à l’activité d’entremise des distributeurs ; ainsi que les frais d’étude et l’exécution des programmes d’investissements.

La commission de gestion annuelle rémunère la gestion des biens sociaux, l’administration de la SCPI, l’information des associés, l’encaissement des loyers et de tous produits accessoires (préloyers, indemnités d’occupation ou autres, pénalités et intérêts de retard, impôts et taxes récupérés auprès des locataires...), la gestion de la trésorerie et la répartition des bénéfices. A ce là s’ajoute la commission de cession de parts, d’acquisition ou cession d’actifs.
