As part of an urban and architectural collaboration with the city, this transaction demonstrates Primonial REIM's ability as an asset manager to take charge of and successfully complete real estate projects that combine urban integration and value creation.

The complex includes a residence housing 193 modern, functional and fully furnished units with a total area of 4,900 m2 spread over 11 floors, as well as a 1,200 m2 fitness center and parking spaces.

The residence, operated by Nexity Studéa under a long-term commercial lease, opened its doors in October 2020. In addition to the services usually offered in student residences (cleaning, laundry, linen rental, breakfast service, common areas), the Nexity Studéa residence will offer a wide range of digital services to enhance the daily well-being of residents: unlimited high-speed internet, digital hall, connected locker room from 2021, internal application allowing students to exchange with each other or with Studéa's teams, but also to book services within the residence or the neighborhood. The property is located in the heart of the Greater Paris area, in Bagneux (92), in the ZAC Victor Hugo, opposite the Vache Noir tertiary district in a mixed-use eco-district undergoing major changes. The residence's accessibility will be enhanced by thearrival by 2021 of line 4 of the metro, which will be extended to Bagneux, and, from 2024-2025, of the future line 15 of the Grand Paris Express.
