Primonial REIM is Europe’s leading healthcare property asset manager.

The demand for hospital treatment is subject to constant growth in the West, the same also applies to care homes for the aged. Statistics show that the population of over 65s in Europe will double by 2050. Healthcare property must respond to a very high demand from governments, especially regarding care services associated with the major social issue of aged people when they begin to lose their independence. We have forecast a very significant increase in the demand for healthcare property by 2025.

Investment strategy

Primonial REIM France has been a pioneer in healthcare property investment.

They started to diversify into this asset class in 2012 and then enacted a strategic switch over in 2016 with two major operations:

  • Gecimed:  the share deal acquisition of a portfolio including 66 French healthcare establishments (EHPAD - retirement homes, MCO and SSR clinics) for a total of €1.24 Billion, for a property investment return on acquisition of 5.9%;
  • Panacea: the share deal acquisition of a portfolio including 68 German healthcare establishments for a total of €990 Million, for a property investment return on acquisition of 6%

Primonial REIM France is currently the leading European company in healthcare real-estate with more than €6 billion in managed assets in France, Germany, Italy, Spain and Ireland.

We have based our investment strategy around 3 main principles:

  • Global: we work with all of the property asset classes in healthcare (long, medium and short stay) and education (kindergarten, schools, etc.) throughout the Euro Zone;
  • Development: we also position ourselves on new (brownfield or greenfield) asset development operations, such that they can guarantee a recurring investment pipeline and modernise portfolios at the same time
  • Partnership: we are developing long-term partnerships with national and international operators in order to support them in their development in this high consolidation M&A market;
